Without doubt our tenant referencing is second to none and every reference we carry out is subject to the following checks.

Employment history covering 3 years is, where possible, checked and verified.  Detailed information about the applicant’s employment status and salary are obtained from the employer in writing. In the event that a previous employer no longer exists payslips/ P60’s/ P45’s will be required.  Sight of a Contract of Employment may be requested…

A written reference will be obtained from the applicant’s accountant and where possible certified copies of their most recent accounts or tax returns.

3 months bank statements must be supplied by the applicant. Bank statements are key as they highlight lifestyle and affordability.  Regular amounts going in such as wages, pensions are checked against information on application forms. Just as importantly regular payments going out of the account are also looked at and used in the affordability calculations.

In all cases documentation is required to support information in respect of other income i.e. pensions, investments, family credits, savings.

Previous and current addresses are confirmed from Voters Rolls or where not listed applicants must provide proof of address by means of recent utility bills.  Mobile phone bills are not accepted.

Court records are checked and searched in every case for any CCJ’s, Bankruptcy or IVA Orders.

All current and previous landlords are contacted in writing with regard to the applicant’s conduct and care of the property as well as their rent payments.  In some cases sight of the current tenancy agreement will be requested.


All guarantors are subject to the same referencing checks and assessment as applicants.


Company Applications

References are obtained from accountants together with (where available) the most recent set of management accounts. Companies House search / verification and copies of last filed accounts.


Once all the information provided has been checked, verified and ‘passed’ the applicant’s ability to pay their rent is assessed.
