New legislation regarding completion of the annual Gas Safety Checks comes into force on 6th April 2018.

The new rules under the Gas Safety (Installation and Use) (Amendment) Regulations 2018, mean that you will be able to arrange for the Gas Safety Check to be carried out up to 2 months before the current certificate expires but still have the new certificate end 12 months from the expiry of current one.

For example
Current certificate ends on 15 June 2018. You can carry out the checks on 25 April 2018 and the new certificate will end on 15 June 2019 (in line with the current cert), rather than being 12 months from the date the checks were actually carried out.

The thinking behind the change is to prevent landlords and agents falling foul of the law when they experience difficulties arranging access to the property and the gas appliances.

Failure to comply with the gas safety regulations in rented properties leaves landlords at risk of heavy fines and even prison if things go wrong, You will now be able to start the process early and have a valid test certificate in place before the old one runs out without affecting the renewal dates.
